You are only required to have a BER for your property if you are selling or renting the property.
Legally you are required to have a BER Cert in the following circumstances
- Any house or Apartment for which planning permission was sought on or after 1st Jan 2007.
- Houses or Apartments being rented or sold on or after 1st Jan 2009.
- Exemptions for certain categories of buildings are in place. Further Information on this can be got from the SEAI. Eg. Protected Structures.
